Where to put your advertising dollars

I begin my real estate investing career at the age of 24. Although I've read many books on investing by great authors/teachers like Robert Kiosaki, *************, Ken McElroy and many others including of course Brandon Turner, 26 years later and I still feel like a newbie. I've accidentally stepped into some great deals, bought and sold several properties through the conventional 20% down and get a mortgage, found deals through the MLS as a realtor, etc. I keep reading and hearing over and over about putting aside money for advertising. I'm at the point now where I am really ready to take my investing to the next level. What does everyone find to be the most effective way to advertise that you were an investor and looking to buy houses? Bandit signs (I really don't like them but will do it if they are affective). Mailers? If this is affective how do you find your target audience and what do you say in these letters? I'm willing to put in the time and spend the money, but I want to get the best results for my efforts.

Congrats. A lot of people never wake up and come to that realization.
Although I do not spend any money on ads or advertising period for my Real Estate Investing company, I do spend about $20K/month on ads for my SEO company.
In return I make about $100K/week on profits. Do you really think I care about spending 20K/month if I make $400K a month in return? Absolutely not!!
Advertising is the lifeline of your company.
People that know of me know I hate DMM with a vengeance. Now.. there IS room for DMM, but not how most of the people here are doing it.
Focus on a website, focus on making it credible and then Look into PPC first, FB ads second, and for the first few cycles do not do anything other than PPC or FB ads.
A lot of the people you mention and look up to, made it not really through a reliable strategy.
If it was, people like you would have made it by now doing the same thing what they preach.
This is what often happens. Select people make it big using a very unorthodox strategy and then they link that success to their strategy. Then they go on podcasts become famous and then when they tell how "it is done" their strategies get totally muddied with theory and idialism.
I mean for years have I seen Brandon do podcasts telling people "make 10 offers a day".. and keep making 10 offers a day....
The theory behind it is that eventually you will get an offer accepted right?

You can make 300 offers every hour, that means nothing. If you reach people that do not want to sell below market value I don't give a frogging frog how many offers you make, you won't get poop accepted!
It is not about quantity. It is about Quality i.e. MOTIVATION. You need to reach motivated people.
I have made it my mission to become the authority on motivation .. why? Because I was one of the clever cookies amongst you all. I knew early on that the key to success is lead generation and spend the last 3 years mastering conversion and marketing, and motivation and obviously it is obviously paying off... while the rest of BP was still friggin fiddling with yellow letters, cold calling and DMM and listening to damn podcasts that were butchering lead generation.
So yes, Marketing is what will get you on the map!
Take it seriously and you will be fine! Study marketing, conversions and lead gen. Master it and dominate!
