I am re-entering the "active" investment game to mentor my 2 millennial daughters on the real estate investing business. When I was actively marketing (I have been buying 1-2 properties a month on referrals) I was using DMM, bandit signs, networking, and some PPC.

Now cold calling, texting, SEO, and social media advertising seems to be the direction that everyone is using. What are you finding to be your best ROI marketing source?

SEO (of course).

SEO gives you an infinite ROI because the leads are (practically) free.

Not only are the leads (practically) free, they are also the best possible quality leads any marketing venue can provide.

Thirdly, you only start to spend effort on these leads AFTER you know they are motivated and want to sell (to YOU). Unlike DMM and other (mortal crappy) marketing systems you spend a lot of money and or time, to reach people and only AFTER you spend money and/or time to reach them are you going to ask them if they want to sell their house. How friggin retarded is that? Spend a ton of money and or effort, and AFTER you spend tha money  are you going to ask them if they want to sell. We all know that 97%+ of the people getting dmm etc. etc will tell you not just "NO!!"... they will yell at you call you crappy names, demand to know why you send them a mailer and demand you to take them off the list.. and guess what... you ALREADY spend that money on them to reach them. Yeah please ANYONE, explain to me how THAT makes any sense  to you. I am all ears! Didn't think so!

Forthly... let me tell you how my day goes: ring rin, phone rings. Handsome MSOOTKAUG answers the phone. "Jerryll speaking"... Wait.. what? someone answered the phone?!?! wow NO ONE ever answers to phone when I call these louse we buy houses companies. Kudos to you. WAIYT is this Jerryll?? THE Jerryll? OMG your website is awesome, my mon is getting older and I love the work you do with your robotics, and you are SOOOOO HANDSOME can I smell your face? Please? Can I have a lock of your hair too?... And I say, calm down  calm down what is the address and I'll do YOU the favor to make you an offer.. to wich he says.. OMG Jerryll I amcrying.. thank you thank you thank you  as he fades into the dark and I hang up. 

Want to know how a DMM conversation goes?  ring ring... "Ugly stinky person speaking"  Yo  the ringer says.. I received a mailer from you. What is this about. Why did you mail me? Are you rea? prove it. Where is your proof of funds. How many houses have you bought show me proof show me show me, 

The difference here is.. before MY people call me I didn't even KNOW they existed. While I had no idea of their existence THEY did all the work, vetted me, checked me out and loved me and by the time they call me they convinced them selves LONG ago I am the one to do business with. For you the DMM mere mortal people... you are starting from negative ground!! You START of having to convince them you are friggin real and you need to prove it.

You can choose a combination absolutely... but whether you choose a combination or not, WHY would you chose a method that is plain and simply BAD?!

Thanks for your response Jerryll. My past experience with SEO is that if they filled out my form then they have filled out 3-4 or more other forms and  they are hard to close. Could be a combination of factors as I am an excellent closer.

I have spoken with Ryan from your group. Nice guy. I am showing up in the 1st or 2nd page of google but I believe that I am not getting leads because my website does not "sales funnel".  

I hired a web developer to create a new site before I spoke with Ryan. I did not move forward with Ryan and I can explain off-line if your interested....
