Social Media for Real Estate Agents

Hello everyone!

I'm starting out with my real estate agent journey and am looking for some guidance with my social media. Does anyone have a guide or some tips.

Current plan is to use Facebook, Instagram, and LinkedIn. This will not be my main strategy but a supplement to finding clients. I am trying to figure out how often I should be posting, what kind of copy I should be posting, and where I can get some of that copy.

I will be automating a lot of these postings so I'm not sure if a timely posts makes sense but looking for any feedback.

I think you post about listings you have, closings, open houses and anything else that will show people you are active and a real person. This will help you build credibility.

Too many agents make the mistake of spending time in the beginning working on their social media instead of their sphere and relationships. You really shouldn't worry about trying to create a brand before you have a business. Branding is one thing, but I think it's terrible when new agents just share stolen photos of nice homes on their social that they aren't even showing. I would work on the brand of your business, but not worry about social until you have business you can post about.

@Andrew Casal seems as though you are a bit like me, my social media is meant for MFR investing I know plenty of new agents that are doing high levels of business particularly via Instagram. I believe the direction you decide to go will come down to a few things; clear message, consistency and commitment. You may want to only focus on 1 or 2 platforms at first. I like Instagram and Facebook. IG I tell me story, FB I build relationships on.

@Andrew Casal Welcome to the Biz Andrew! The Realtors I like connecting with are the ones that provide value, or market insights. I always like the "Market Roundups" where they explain how the market is looking with Inventory and Average price etc. 
Also, be sure to be active in interacting with other peoples posts too. That will help build a network, and boost your posts.

@Jonathan Greene I do agree with you that I see way too many agents just blindly posting listings on social media.

Personally I am only looking to provide value with things like market insight and investing education, similar to @Justin Phillips ' point. 

I am also looking to automate a fair amount of it so that I find the materials that I want to post and just put them in my CRM's scheduler so it goes between all the platforms and puts out the content. Only looking to maybe spend 1-2 hours a month on social media as a whole.

 Dude listen to me carefully... because this is something most of you are severely lacking.

It doesn't matter what you do and how you do it and what you use to do it (linked in Facebook smoke signals...)

It is about:

  1. omni presence, 
  2. credibility, 
  3. and value.

If you have these 3 elements in place you will dominate and in the process destroy your competition big time.

Anyone that says that social media is no good or that too many people are using it or... blaa blaa BLAAHHH they don't know CRAP.

It is about those 3 things and that is what you use for EVERYTHING and ANY business... 

Omni presence..

You need to be EVERYWHERE>.. any of you that have ever landed on my website will see me EVERYWHERE, I will stalk your Assbutt everywhere you go until you can't stand it anymore and click on my post.

Credibility

You need to be credible. This should be intuitively so. One look and without a doubt they need to see you as an authoritative credible entity in your space.

Value..

You need to present value to your ideal audience. How? Think! Come up with something. This is what sets you apart from the lameasses that cant use their friggin brains even if their lives depended on it.

That is ALL you need! Period!

PERIOD!

Automation is easy. Just a lot of initial legwork but then... done..

Here is  just a small part of my automation system. 

It keeps growing and evolving covering more and more scenarios and situations.

It is has become an obsession, it is fun and addicting. My system is simply a living breathing entity that does it all for me.

 Going to generally agree with Jerryl here. Im a top 1% agent. I derive like 95% of my business from social media. When you read **** I post on social media, it is typically value driven (and comedy driven) and very much is about building my credibility. Im not everywhere though. Im on BP, Instagram, and Facebook primarily. I focus on the ones that it is easiest for me do, so I dont waste time doing the ones Im not as good at like Linkedin or Tik Tok.
