Looking for guidance.

Hello ! I am 19 years old and I’ve been looking into whole sale real estate way back in high school. I’ve gathered up some knowledge but i know it’s not enough for the real world . I am looking for someone around the Toledo area ( I’m from Swanton / Holland) to take me under their wing for a day or two etc . I just want some real hands on experience with what you guys do . I’m really trying to start my life, I just need a little help . Thank you in advance!

Cory - as the mom of 3 boys (ok, they're grown men now) I love to encourage young investors. So first of all, congratulations for being way ahead of the curve. While many of your peers are spending their free time trying to figure out how to be online gamers, you're taking action towards real, tangible wealth. I highly recommend you start attending in person real estate investor meetings in and around Toledo. You will make valuable connections there and I have yet to see an investor who doesn't appreciate a new young person who has hustle, but more importantly, sincerity. I know there is at least one meetup happening in Toledo in the next month because I'm working with @Stephen Brown to host it! Come prepared with a list of things you're good at so people can start to visualize how they might work with you. It doesn't have to be real estate related. Maybe you're good at social media (and many of us need help with that for our businesses). Maybe you prefer manual labor - contractors and DIY house flippers often need an extra set of hands. Maybe you're willing to drive around and collect a list of distressed properties and do some skip tracing for potential buyers. Maybe you're willing to go to building supply stores and price out materials for someone trying to develop a scope of work and cost estimate for their remodel. Or you could pick up and deliver materials to job sites. There are SO many ways to get involved with real estate.  And also come with an idea of your short term goal. Don't just show up and say 'I'm interested in real estate because it sounds good.' Why do YOU want to get involved in real estate and what is your short term (1-2 year goal)? That demonstrates you've give it some thought and you have direction.  Best of luck to you! You're on the right track!

I've yet to meet a single wholesaler in Toledo you should emulate. Exactly the opposite run the other direction. May sound a little dramatic but my friend almost got mugged/killed due to a wholesaler telling him to go check out a property they represented as under contract but in reality there was no contract. Anyways you'll meet far better people, and make a lot more money, if you network with investor friendly real estate agents in Toledo, and forget about wanting to be a wholesaler.
