Morning everyone! I am brand new to real estate and I am trying to find the best deals in the Houston area using the BRRR method. Have you ever used the MyhouseDeals to find local investment properties?
Hi @Cristina Enriquez - I have not used MyhouseDeals. I am using Zillow and using the BP tools to analyze the deals. Best of Luck!!
The best deals are found always through relationships. Any app or website or list source can be used by everyone else, so even when you think you've found the one, you will show up and find ten other people there. You can build mailing lists, but then vet them yourself by driving and searching and skip tracing and try to build rapport with each seller individually.
@Cristina Enriquez Houston is a pretty competitive market, so you need to get a bit more creative when it comes to your marketing to find property to buy. It's best if you find your own off-market deals. . These are people who share motivational characteristics of people ready to sell, but haven't yet done all the work they think they need to list property. The best way to find them is to send out mailers. (post cards or letters)
Some good lists to target are Seniors with Long-time Ownership and Homeowners with Low Financial Stability Scores. Absentee Owners with Equity have been popular for years, but that means that they might be getting multiple offers every week in their mailbox – so best to mix things up with multiple lists.
You can work with a list broker to optimize your list for your area. From there, there are a lot of companies that can help with the printing and mailing. Be sure that you highlight that "selling your house can be easier than you think" with the advantages of working directly with you instead of the more traditional route.
Hi Jonathan, awesome insight! Never thought about the abundant of people who view and line up for those deals. Thank you!
Hi may, thank you so much for the information and insight!! You are so helpful! Should I look for companies that help mail letters that deal with real estate or is it just any mailing company in general? Thanks again May!
