Houseack # can be tricky on the first year. Just think about how much you're saving and how much the tenant(s) and then compare to year 2
I was hoping for some concrete feedback regarding the calculations sheet I posted. "It's tricky" wont convince someone to give me a loan. Would you agree on how I modified the vacancy and management amounts for owner occupied calculations?

Thanks for looking at my numbers. I'm south side of Dallas-Fort Worth metropolitian area. We are looking for property in Burelson, Midlothian, Mansfield, Waxahachie, etc. Market seems very hot and hard to find anything that cashflows. Or deals like this I will need a partner for downpayment.
