How many units is the property?
Have you spoken to a lender that will lend at 3%?
Your capex, expenses and vacancy seem low for a non class a property.

As of yet, I have not.

Tomorrow I will call an agent and figure out something's because I've talked to no one as of yet and tomorrow I should have more details so it'll be easier to help. But as this is my first rental what are some questions you suggest I ask a real estate agent?
