Looking for anyone familiar with western Mass.

I have a potential deal in Western Mass. that I may partner with a local investor on. I am in California so I know nothing about the market out there. I am looking for an outsider's input to confirm the information he is giving me. The property is in Clarksburg, MA.

The other investor is telling me this is a strong rental area. This may be a wholesale deal or we may do the rehab ourselves. I want to have multiple exit strategies.

Clarksburg is apparently on the way to North Adams, which is on the way to nowhere at all.
