[Calc Review] Help me analyze this deal

Would this be a good BRRRR property. I do not necessarily need to put $8,000 into the property. I just feel as if I need to update a little more to get that top ARV. Not sure If I added the right information into my calculator but I would love to get some more information on this property.
I could get it as an investment property or primary. Looking to see what would be the best decision right now.
Looks like a good deal. Be sure to set aside a percentage for repairs, capx, and vacancy.
@Vaughn D. Harris I don't see any other expense assumptions except for taxes... what about insurance, vacancy, property management, repairs/maintenance, capex, etc.?
Are you sure you add $60k in value after putting $8k into it? Seems like a stretch, unless you are getting the property severely below market.

I was able to get the property through auction. Has new roof and all new mechanicals. The work really is cosmetics from here
