First Investment purchase. Help me analyze this deal

I don't think I understand what I'm looking at - this is a $320K property you'd buy for all cash and rents would be $2450?

Yeah, is this all cash purchase? If you add financing to it, likely it won't cash flow. If you are able to buy it with cash, it's a decent base hit but you could beat that COC ROI with better strategy than all cash.
