Help me analyze this deal in Schuylerville NY

I am working with an Owner to sell 3 properties in Schuylerville NY (Zip code 12871) 

The owner completed an architectural design and land survey to convert one single family and two mobile home lots into "the largest and finest home in the Village". A new owner could keep the two cash flowing mobile home properties and build to suit on the single family plot.

Combined ARV for the 3 properties: $360k-380k

1st Property: 105 Green St; Full Rehab. Similar Comp sold for $298k in June 2022

2nd Property: 107A Green St is tenant occupied mobile home lot;
12% Cap rate, Cash flows $600 monthly ($7.2k annually)

3rd Property: 107B Green St is a tenant occupied mobile home lot;
12% Cap rate, Cash flows $600 monthly ($7.2k annually)

What are your expected repairs? I'd also make sure to run your taxes at the purchase price, because they will adjust.

What are your holding & repair costs  Do you have a contractor ready to do the work.  Looks to be quite a bit of work needed.  I'd dive deeper into it before proceeding.
