[Calc Review] Help me analyze this deal

Honestly I am pretty impressed here. I made some pretty conservative assumptions, 10% vacancy rate, average rent, decent variable expenses to save for each month and this deal still cashflows pretty heavy and is about a 20-30% CoC return... Anyone wanna buy this???

What type of property and what class is it? Is it a single family or 6 separate units? Makes a huge difference in expenses

It is a multifamily property located in Omaha Two buildings consisting of 21 rentable units.
