4 plex question
Hello, I'm able to buy a 4plex contract for deed for $120k with 10k down and 6% interest rate amortized for 30 years. Currently fully rented and getting about $550 per unit and $2200 total. I'm not 100% sure about the expenses but they are putting on a new roof. I would estimate that cashflow is around 600-800 or so. But can anyone experienced tell me if this is a good deal from the basics? Also, does anyone know where I can find a good Contract for deed contract which I can have them sign if I decide to purchase. Thank you!
