Hi BP, What do you think is your best leads? Absentee owners, delinquent taxes, pre foreclosure, etc? Any advice would be greatly appreciated. Thanks

All of the above can be good man. Divorce, absentee, probate, pre foreclosure. The main thing is consistency. Continue to market to these people either monthly or bi-monthly. Also I she found that the best lead source is one that is hard to get. For example in my area probated are advertised in a local newspaper that most don't know about. Evictions, and code violations are also extremely hard to obtain( thus less competitive). Main thing is consistency. Choose a list or a couple of lists and consistently market to them.
