Partially furnished tips

I’m looking at a 4 Br near the university and converting it into a partially furnished student housing thing. Including all utilities and furnishing the living/dining/kitchen plus updating the backyard landscaping. I think I can take this from $1300/mo to $2400/mo rent then reselling the property as 4 units instead of residential. Wondering if anyone has tips or pitfalls that I should avoid.

It's still going to be a residential SFH, even if you have 4 separate tenants.
