@Nicole Villar your expenses seem light. $600 per year for taxes on $300k property. Insurance on a 4 plex for $1k. I use 8% vacancy,5% repairs and 10% capex. I don't know the size of your rentals so an assumption that they are 1000 sf. You have 4000 sf of flooring. Cost $6 sf to replace. 8 year life span. $24000/8/12 months in a year= $250 per month in floor capex. Need to budget for roof(looks like a flat roof/15 year life span),hvac,hot water heater,painting,cabinets,etc. Might be a good deal but would need to get taxes and insurance quotes.
