If it is a D class area or worse I would be worried. If it is C+ or better it looks like a reasonable deal. I think your repair, capex, and management fees are estimated pretty low. One or more will likely be higher, as a long term average.
@Jacob Sampson would should I put manage % at it self managed , it’s in a B area , & I was trying to do my cap x $100/door that came up about 12% of the rent so I just divided with the repair maintenance fund , which ended up being like 250 & 250 what % do you normally use on cap & maintenance
I generally calculate vacancy, maint, and capex as 30% of income. I also self manage and so I just leave that blank.
