This looks pretty good at first blush, @Alex Kukin . For your expenses, you're forgetting water/sewer, lawn care, and snow removal. Is there any house electric?
I think you'll cash flow ~$350/month, with is solid for a duplex. Your CoC ROI is meh at ~10%. Assuming your ARV and rent numbers are accurate, you should try to get it for $45k-50K and make it a true BRRRR.
It's hard to justify paying $75k, putting in $25k and only ending up with a $100k ARV. Why go through all the work? You could just buy a turnkey duplex for $100k
