Seller financing option

One of my friends is selling her house. I already have 3 loans on 3 other houses, I want to buy hers in Houston. I was going to suggest seller financing as an option.

Any guidance on how to go about this? Pros/cons? Also, do I need to get a real estate agent or how do I buy a house off market?

Any details would be extremely helpful
