ARV for house w cottage

I am looking at a single family home with 1.3k sq ft detached cottage. As you would imagine, it is hard to locate history of a lot of comparable properties sold to determine ARV. Any tips on what I should be considering when trying to understand how it would be appraised for re-fi?
