@Mark Chenevert , how are you funding this with 0% down? VA or USDA loan? Both would require you to plan to live there. That will cut your rent in 1/2.

Your expenses look pretty good. You're overlooking water/sewer and lawn care. I doubt this property will cash flow with 100% financing. May still be a good opportunity to lower your living expenses, build some equity, and start getting some landlord experience.
