Distressed Sale- investors needed

Okay BP folks, here goes nothing.

I have an opportunity to purchase a home in a nice neighborhood of Denver for 200k. I will have to fly out and get a true inspection to see how much work actually needs to be done, but it's looking like a full gut. From what I gather, I'm setting my "worst case scenario" rehab at 150k. The ARV on this property, especially with modern appliances, is about 420k. This job looks like a no brainer, but I am in need of financing.
