How can I make this deal work?
Hey folks! I haven't been here in a long time it feels good to be back. I'm in negotiations to buy a property but the septic came back with a massive 15-25k hit. Now I am attempting to figure out what can be done to help the client get out of the home and me to continue to grow my business. Here is the breakdown
1,000 sqft 3/1 on a busy road across the street from a hospital. Client owes 100k rehab needs 30k ARV is 150k high end. Client doesn't live in the home paying 1,000 monthly and will not do seller back.
Any suggestions on how to get this deal done. The hard money guys won't lend to me at this low of a are.
