Meth House - Value After Renovation

I'm evaluating a house that has a history of meth that will require renovation. It is located in Colorado and my best understanding is that since it was remediated I don't have to disclose it to a buyer. I will be disclosing it for a multitude of reasons including providing the remediation paperwork.

My question is how much should I assume it will need to be depreciated off ARV to keep it within the same average days on market as the neighborhood?

Any other advice for this situation would be gladly appreciated!
