Is anyone using the "Rental Valuator" software/spreadsheet and if yes, do you find it to be helpful/accurate?

No I have not used their system so cannot comment one way or the other.

I have used this system developed by a CPA for years and I paid one fee and that's it.

Either way looks like both might work.
