Hey everyone, I am a new investor with funds ready to go. I have been studying real estate for about 2 years now and I am ready to purchase my first property. I ran this deal through the calculator with conservative numbers and came to almost 20% ROI. I just want to make sure I did not miss anything. This property is a duplex in Chester, PA outside of Philadelphia. This could be classified as a low-income area.
