Also use Green finance instead of hard money. it takes longer to get approved but you will make more on the rehab. https://nchh.org/resources/fin...

I have a company focused on building healthy homes, mold free, chemical free homes.  Healthier homes are becoming more in demand and do have a higher value because they are better quality and last longer.

its incremental depending on your renters our area is more concred with leed 140 compliance in buildings so i dont buy anything older than 1985 without a budget to convert the property. currently we have 100% occupancy in a high income area so having these amenities is critial for new buildings without enough Power for in Garage Car charging people with jobs and new Teslas wont rent. https://www.globest.com/2021/0...

yes let get their permission to share. they built 5 senior living facilities of 60 units each

New Santa Barbra standards for indoor air quaility updated. As a landlord we choose to test our indoor air quaility as prospective tenants who ask to see if our buildings have passed will pay more rents for a healthy home. Not getting home certified means $200/ less rent per month and competion from the slum lords with mold and lead being untested invite future lawsuits. https://www.ourair.org/edu/indoor-air-quality-and-health/
