Buy the book "Investing in Real Estate With No (And Low) Money Down" by Brandon Turner. There are a lot of ideas in there. Some of them are unicorns. Some are only useful for more experienced investors that can navigate the deal. Some (like owner financed properties) can be implemented right away.

If you have no money to invest you will have to invest your time. Get a job in real estate, learn while you earn. When you get some money start investing and you'll have gained the knowledge to be successful.
