Hello
I am considering selling my multi family rental and there was only one insurance claim since I bought four years ago, there was a plumbing leak for few days, the leak was identified and fixed and was later affected areas were professionally dried and restored with the help of a damage restoration company,
I had to file an insurance claim amounting up to $18k
There were absolutely no issues after that.
Is this something which needs to be disclosed before selling?Appreciate your inputs.
Thanks

I'd disclose it as I am legally required to do so in AZ. You don't want to open yourself to a lawsuit for failure to disclose material information about the property.

There is a good chance that when the buyers agent quotes the homeowners insurance it will show.
