Open house or individual showings for rentals?

Hello BP, 

My name is Alysha and I have a property in Littleton CO. I am considering doing an open house for my rental because a mentor recommended it, but I am not fully confident in this approach. 

Does anyone recommend an open house vs individual showings, and if so what is your approach towards this?

 Do you have an agent? What do they recommend? If you do not have an agent, what I recommend (besides getting one)would be to do an open house, what I have found (when for a hot second I did not have an agent) was people would schedule and always no show. I would tell people then to come between 10-12 AM etc.

Hi @Alysha Pederson

I don't think it hurts to do an open house. If you do that, you may tell all tenants who are applicants or interested parties to check out the house during that open house period.  That just saves you some trips if you don't live near the property and can open it up to a lot of people at once if there are many interested parties. 

If it's a property that doesn't have as much interest it may be helpful to market an open house with your network and even on social media, it's a lower barrier of entry for someone to come check out a home rather than schedule a visit.
