I'm having trouble renting my SFH in the Cleveland area

Hello BPers,

My SFH has been vacant for over two months now. My rent started out at $1500, and now it's at $1400. Any local experts or any experienced PMs please let me know what the issue is.

Offer incentives. One month free and/or $300 Delta gift card at end of lease for on time/early rent payments. I'd probably do one month free on a 15 month lease at $1350 to put your lease cycle back in the summer time. I'd sacrifice another month's vacancy/free rent in exchange for an easier tenant pool in the summer next leasing cycle.

Remove the blurry and vertical pictures from the listing. 

Consider basic/free upgrades (like removing the wood paneling, curtains, and outdated lamps). If you have the budget: professional floor cleaning or new flooring altogether, kitchen, bathrooms. You'll have an updated property and a tenant at that point. 

Cut the grass.

It does not show very well online.  I would invest in some cosmetic improvements.  For the price you are charging, and the area, the rent is too high.
