Does anyone know someone who can replace a water heater for a fair price in North Las Vegas?

They're not that hard to do. Maybe do it yourself...?

There’s not a lot of price differences from just calling a big box store like Lowes/Home Depot.

Ps. Not sure if they require a permit, an inspection, or just a fee. Don’t know if I’d worry about it in my own home, especially with a big box store, but you don’t want a tenant getting hurt and not having that sticker.

@Chris Mendiola. A permit is required here.  It sounds like you don't have a relationship with a plumber yet.  I highly recommend that you start making relationships with local vendors if you're going to be in the rental game.  It pays dividends when emergencies happen and you need someone asap.  Send me a pm, and I'll share a few contacts with you.

Chris, if you weren't able to find a plumber, let me know. My brother in law is a contractor and is well connected to many trades in Las Vegas. Hope it turned out well for you either way.
