Tenant wants a loan for an a/c

The a/c in my unit broke down in my rental unit and it may take a week to get it fixed.

The tenant wants to buy a portable a/c as currently it's hot in Atlanta.

They are requesting to buy 2 units from a nearby store and then return the units when the a/c is fixed.

However they don't have cash or credit card available. They are asking if I can buy the units for them and they'll return in time.  What can I do to protect myself, to make sure they return the units in the required condition / timeframe to the store?

Thanks

I'd buy them yourself, not let the tenant do that. Then, the units are your property. This is likely to avoid a large number of problems for you.

Just call the store and have them deliver the unit, or buy one online.

It is unethical to buy them, use them for a week or so and then return them.  I'd get them a portable one, but when the one in the unit is fixed, pick it up and take it to your house or you are unlikely to see it again.  How big is the apartment/house and does it need 2 portable units or is one unit enough (or can they move the unit)?

If your AC went out and it takes a while a get it fixed / replaced, as a good landlord you should go buy those units for your tenants without asking for compensation or lending them money

I agree with @Sergey A. Petrov. I wouldn't make it long without A/C. You can get two units and not break the bank and at least keep them comfortable.

I agree with Theresa that it's not ethical to buy something you don't intend to keep. That's what rentals are for and I bet there are rental companies in Atlanta.

If you buy them, do it yourself and make them your property for future use. Be sure to document that in writing so the Tenant doesn't "accidentally" walk away with them.

Hi all, thank you so much for the inputs!

I decided to buy a couple of portable units for the tenants.

On that note, if you have a recommendation for an air conditioning repair company in Atlanta, 30349 area code.

@Kush Khandelwal  I have used Veasey Mechanical for all of my HVAC needs at my personal property and my rental property.  I would check them out I am in 30310 however I believe they cover most of the metro area. I hope this helps.

@Kush Khandelwal

Buy them for them. And keep them for next time. I always bring over a couple window units when my AC breaks at rentals if I can’t get them fixed right away. I get mine fixed within 24 hours. But I’ve had a couple times that I couldn’t get them fixed over the weekend. Landlords need to either pay for a hotel room or drop off window units for tenants in my opinion.

Agreed! Buying them window units is the most ethical thing to do. It also gives you the opportunity to have those in case something like this happens again!

This just happened to me at a rental! AC units are reasonable...buy them for the tenant and remove once done. Have a great ac company...pls private message me and I"ll give you their contact info...Hope this helps!
