Best fillable and e-signature program for property leases?
There are a range of available services online (Adobe, DocuSign, Authentisign) for turning a lease into a PDF with text boxes and signature blocks for tenants. Any recommendations on the best and most cost effective service? Also want to be sure the signature will be upheld under Idaho law. Thanks in advance for any suggestions.

There's no such thing as the perfect software. Try a few out, see which one works best for you. I like DocuSign but I get a subscription for free and don't know what it would cost for you. I've also used Adobe, which was easy and cheap but it depends on how many documents you sign.
Many of the property management software include e-signing capabilities.

@Nathan Carter A lot of the PM management software has this function. Apartments.com formally COZY is ok. I use Tenant Cloud, but have heard many talk highly about RentRedi. Watch a few YouTube video's and try a free account on each and see which you like the best. None are perfect, but most will be good enough. Other options is DocuSign or something of that nature and importing PDF's.
Hi Chris, thanks for the response. I am using RentRedi now and they will let you upload a lease that is accepted and agreed to by the tenant. But the RentRedi helpdesk said the lease had to be completed when uploaded to my account. I will check out the other suggestions you provide. Thanks, appreciate your help. Nate
@Nathan Carter one thing if you are worrying about the legal aspects is also see when the counter sign from the landlord is happening. I know in Tenant Cloud it is signed by the landlord once it is sent out (and that is not ideal) however I just make sure I am happy with every contract and there are no mistakes before sending out. Once the tenant signs the contract its official ready to roll.
For most customizable DocuSign and Authentisign will likely be your best bet as they are set up just for signing. However adding a platform can be annoying for one or two signings a year, and can be nice if it is built into the PM management software.

HelloSign works fine also, especially if you also use Dropbox

I've used DocHub for years and been pleased. You are limited to the number of signers you can have with the free version but the upgraded version isnt very expensive.
