Does anyone know if there is a list of expected % percentages of expenses for property rentals?

It all depends on the type of property, size, and condition, age is sometimes a factor.

As a rule of thumb, you can anticipate:

10% for taxes and insurance

10% for maintenance

10% for vacancy

10% for capital expenditures

10% for management

These numbers vary market to market, house to house, but you can generally anticipate sending 50% of your rental income on those things each month (either spending or setting into reserve). Deduct your mortgage and what's left is cash flow.
