Never buy a property with the intent of changing a neighborhood or a city unless you have capital to waste. Buy because the numbers make sense and/or the future of that area is bright. Trying to change an area is like trying to empty the ocean with a spoon.

@Jordan D'Silva very difficult to anticipate/predict changes in national and local economies, politics, etc.

Detroit has been on a 10 year run, that just seems to be getting better & better overall - but, there have been multiple potholes in the journey and there will be more.
