Suggested Tenant Amenities

Hi guys,

I manage a multi-family building in Baltimore, Md. There's a 500 sqft commercial space with a bathroom in the front of the building that doesn't really payoff to rent out due to the costs associated with it. What kind of tenant amenities can i implement there to attract a better crowd of renters?

If you had 10+ tiny apartments, a game room or fitness area may be attractive. College students may appreciate a quiet study area or a place to visit with guests while their roommate studies in the apartment.

Maybe there's a need for a coffee shop or other small business that needs very little room but also provides a service your tenants would be interested in? Maybe one of your tenants would like to start a business?

What kind of area is this located in? Who are the tenants. 

Tough to say without knowing the demographic. If its college students/young professionals @Nathan Gesner gave some solid idea.

If there are a lot of tenants with young kids, maybe a safe play area
