Should I do a final walk-through?

Even after you have made an offer on a home and it has been accepted, it is a good idea to do a final walk-through before closing. This is your last chance to make sure that the property is in the same condition as when you first saw it.

I ALWAYS walk through the property on the way to the title company. Sometimes it’s the first time I’ve been inside. What if it’s occupied? Burnt down? Flooded? All the appliances are gone? Etc etc.

 YES ABSOLUTELY. What if someone is living there still?

By not walking, you risk:

Massive renovations needed

Tenant that should've been evicted and has not yet (you have to now spend months to evict)

A vacant property advertised as full

and so, so many more things that could go wrong.

hey @Robert Lew - yes, final walkthrough is done anywhere from 24 hours to right before the closing... It will give you a peace of mind that you see exactly what you're getting before you sign on the dotted line.
