Has anyone used Delta Build Services and/or Build 2 Rent
I'm trying to find a few individuals who have use Delta Build Services, and/or Build 2 rent. I was hoping to get some feedback on them and found very little when searching on BP. Any experiences or thoughts would be appreciated. Thanks.
I’ve used all but the only company I continue to buy through is R2R. The other companies simply sold their products and haven’t heard much from. @zach lemaster with R2R continues to reach out to assess the situation as well as work with us to strategize for subsequent properties. Felt with R2R I purchased the property and a team. Just my 2 cents.

We are in the permitting process with Delta Build right now. The sales team is very responsive. The project manager refers me to the “packet” any time I have a question. He also told me he is too busy to talk to me on the phone. I have not talked to him one time. Will see how the project ends but I am on the fence if I would recommend them to anyone.

Hi Tracy, where are you at with this process with Delta? I am also have issues with this construction group....
Still in permitting. I sent an inquiry to the permitting department and have not heard back. I sent an email to the project manager and he told me to contact permitting. What have you experienced?

We are now 13 months into our process with Delta and it’s been disappointing to say the least. We have NEVER gotten an update from the project manager unless we reach out first. I can’t even confidently say we would hear from them at if if we don’t reach out. We closed on the house Dec 2021. Permit was not approved until Sept and nothing has been started at the property; very, very frustrating, communication wise.

I have one project under construction with them right now, the communication is non-existent, unless you reach out first. We closed on the construction loan June of 2021, the permit came through Nov of 2021. The last update I received was 12/5/2022, that I asked for. I reached out 1/25/23 for another update, received a response 1/27/23 that they are working through the influx of information requests and they would get back to me soon. Crickets...
At this rate, it will be 2+ years before the project is finished.
Anytime you ask for a project plan or schedule you will get vague responses with no actual plan. I have a BS in project management, and I can say I have never seen anything like this in the construction field.

The loan is a construction loan (interest only on the drawn amount) that converts to 30 fixed (3.375%) upon CO. I have spoken with them a few times, they are unconcerned, and happy to have me just pay the interest every month until it converts. RTR and my lender have been great through this whole process. The end product will be great, as others have mentioned perhaps in other threads, Delta has not increased any of the cost, so there is still a huge equity upside. My chief complaint is the lack of communication and an actual project management plan...

thats good news I know some lenders get pretty concerned when construction is so slow.. but sounds like a great deal and I know RTR will be there every step for you guys.. did not realize they were the conduit for this transaction.
I did receive an update shortly after posting here. Based on my experience with custom home builds, and the photo they attached with my update, the house *should* be dried in within a few weeks. I am hoping to be in SWFL to inspect the final product by June, fingers crossed...
I wanted to share an update on my build.
Jan 2023: Slab poured and inspection passed.
Next step - concrete blocks to be delivered and work to start going vertical. Sequence of follow ups on concrete blocks delivery since Jan 2023.
23rd Jan: First follow up response - concrete blocks will take time since it's the slowest part.
24th Feb: Second follow up response - still waiting on block delivery schedule from the vendor.
21st Mar: Third follow up response - vendor said they will have a batch of deliveries going out next week.
28th Mar: Fourth follow up - haven't heard back.
6th Apr: Fifth follow up - haven't heard back.

I'm in the same exact boat as you right now. I keep hearing they are waiting on concrete block and no one is giving me a good response on estimated delivery date. @Eric Winkler Can you provide any assistance to us?

@Eric Winkler thank you for facilitating the update. I received an update from Delta on 17th April. The update was sent out on 6th April but I never received it so they sent it again. Things are progressing.
