Anyone ever use JDB Funding

We are looking at acquiring a fix and flip loan through this company JDB Funding, Inc out of Las Vegas and a man named John D. Bayer.  Has anyone ever used them and can give me a recommendation. I hate to send him a 1% fee upfront to get scammed.

went to their website..  my observations are this.

1. I don't like any company that does not put some names of who is running it on the website and names the broker and principals.. but that's me

2. it clearly states a Nevada address for the company . I know for a fact you need to be licensed and license laws require you to put your license number on your website both state NMLS and individual broker.. there is non

3. click on past deals... blank page.

site is generic in nature.. with no clue as to who your dealing with.

and maybe they want it that way and everything is fine.

but you can call the state of Nevada and ask if you need a licensed

and when any company says they are nationwide again I don't believe that FEW actually are.. you need to be STATE licensed in 12 states.. Inducing OR  CA NV AZ MN  and a few others..

I see brokers at events all the time say they loan in all states then when I ask if they have state licenses in the  states that require it .. they back track..

One reason I know about NV.. is I made one post on BP looking for a NV Mortgage broker to broker a few notes for me.. and I got a Nasty gram from the state of Nevada.. telling me they researched me they found I WAS NMLS licensed in ORegon but not Nevada and I could not do business in that state or originate any loans in any states if my company was based in Nevada.. this would require NV license..
