Rent To Retirement Review
Hi BP! I recently just closed on my first 3 turnkey homes with Rent To Retirement after being referred to them from a colleague of mine who had invested with them for a few years now. I thought I would start a forum to let others share their experiences, and to keep a log of how my experience is going since I see a lot of people asking questions about working with them. So far I've had a great experience. Communication is very important to me! I worked with Zach who is very responsive, knowledgeable, and willing to assist throughout the process as I was new to purchasing out of state. All my homes are rented, and I'm off to the races in building my passive income portfolio! They put me in touch with lenders to finance the properties that had better rates & fees than any other lender I checked with, which was great. They also had recommendations for insurance providers, and referral for a legal team to assist in setting up my LLC, which I am currently working on. Overall the closing process was very smooth, and did not take up a ton of my time. This was exactly what I was looking for since I still work my full time job. I've done a few flips in the past, which was a huge time commitment & definitely more headache than I cared for. Not to mention I lost money on some of my past flips or barely broke even. I got discouraged with real estate after the long and stressful time of trying to flip real estate on my own while balancing my full time job & family life. So I was very relieved in how easy they made this process to invest in cash flowing properties where the returns were significantly better than anything I found locally, and the process is much more passive! I look forward to continuing to invest with them in the future! I'll share more updates as I grow my portfolio. Big thanks to Rent to Retirement for getting me back into the game of real estate investing where I'm not doing everything on my own!

Hi Brandon. Good question- I know you asked this question a while back, but it is always a timely one. Some of our properties already have tenants in place, in which case the quoted rent amount is exact because that number comes straight from the signed lease. For our properties that are still completing the rehab or construction process, the quoted rent amount comes from estimates by several local property management teams.

Once we came to this conclusion on what the right path was for us, we decided to go the TK route to easily diversify into markets that we wanted to invest in outside of our local market. This allowed us to scale easier over time & have much less time/stress involved in building our portfolio. This was the right approach for us as we wanted to build a portfolio of rentals to supplement our retirement. We were not looking for a way to buy ourselves another immediate job like we did with flipping/brrrr. We are very happy still with how things are going, and very happy with Rent To Retirement. Their systems, professionalism, communication & ability to resolve issues that arise when they come up is above anyone else in the industry in my opinion. If you do some research on this site, you will see a tremendous amount of positive reviews about them & I've shared more details about my specific experience on this thread.

We were interested in wholesaling, so they gave us some mentorship on how we could creatively get started wholesaling to build up capital for our next investment property. We worked with , and within a couple months we have already completed a few wholesale deals giving us the necessary downpayment to purchase that next rental. Very happy with our experience so far!

Hi Everyone,
New REI here looking into TK properties. Have gone through this thread and have started looking into R2R. One thing I noticed is it seems that R2R do not actually own the properties as some other TK companies do, but work with the sellers. What do people think about this? Has it been an issue for anyone?
Also, the rehab which is performed, is it done by R2R managed contractors or again being done by the seller? Just trying to understand how much oversight there is on the process.

Rent To Retirement is a national turnkey marketplace that mainly focuses on build to rent, new construction investment properties. There are many builders/sellers that showcase their inventory on their website. I've used them to acquire a few rental properties a year for about 6 years now, and will still continue to use them if I like the investments I see on their site. One thing I like is that they negotiate with national builders to get higher discounts and incentives on homes far beyond what I could as a small investor only buying 1 to 2 properties a year. That means I get access to better deals through their community than investing on my own because they have better negotiation power as a large investment group. Rent To Retirement vets investment locations, builders, property managers, lenders, insurance providers, etc. to bring together a comprehensive team in each location to provide the investor with all the key personnel they need to have a successful investment experience in one place. It's quite different from the traditional turnkey model where the seller is rehabbing a 100yr old home and also managing the property, which I've invested in the past and not had a good experience with. That is also why I prefer new construction homes over older homes, even if they are rehabbed. I actually think there is quite a bit of conflict of interest if the person selling you the home is the same person who has rehabbed the home who is also the same person managing the home. What I've enjoyed about working with RTR is the fact that they are completely independent of all these parties and they can offer me unbiased opinions on different investment locations & properties as there are many different builders/sellers to choose from. They can recommend specific investments based on my goals instead of just recommending what they are trying to sell me. If you were speaking to the actual seller of a home, obviously they are going to have a huge bias on why their property is better than other options. I've worked with Adam & Tommy at Rent To Retirement, and they both have taken a ton of time to educate me about multiple markets & investment options so I can learn & ultimately make an investment choice that best fits my goals. I highly recommend them to anyone looking for a team that really takes the time to understand your goals & offer expert advice to a beginner on how to get started investing from a distance.
