I was wondering if the old 70% of ARV minus repairs is still getting deals or do we need to offer more?

Rules of thumb are so tricky. Do you have a model that you use to project returns? With rising interest rates we're seeing some markets we work in not have the ability to apply our previous rules of thumb.
