Need funds Fire damage Rehab

I have a home I own in Prince William County Va..about 35 miles outside of Washington Dc. The home was giving to me by my grandparents and my mother was living in home when it caught fire about 6 months ago..I need about 75k for rehab ...home as no mortgage or liens..when I fix I can refinance and pay the 75k back with interest...Most banks will not give funds on damage home and its not my primary residence...I plan on fixing and renting out...
