Inquiry on Rent Control Ordinance for Bakersfield

Hello BiggerPockets family!!

I am reaching out on behalf of someone who owns a rental property in Bakersfield. They have a tenant who has been residing in the property for four years, and they are considering adjusting the rent to reflect the current market value. Current rent on this 4 bedroom SFH is $1650. Due to ongoing out-of-pocket expenses for repairs and maintenance, they find it necessary to do so.

Given this situation, we are seeking information on whether there is a rent control ordinance in effect for the City of Bakersfield. Additionally, we are curious about any potential legal implications if the lease is not renewed due to the tenant's hesitation to agree to the market rate.

Upon our research, we found that the average market value for this type of property is currently around $2300. However, we have encountered some difficulty in locating the specific regulations and guidelines regarding this matter.

I have not heard of any Bakersfield city rent control regulations.  

California has statewide rent control regs that you want to be aware of.
