First Medium Term Rental

Hello,
My name is Coba and I’m working with a few traveling nurses to provide medium term rentals. 

I just made an offer for my first MTR. Its  2bed 1 bath turn key in Sac. Im new to the area but would appreciate any recommendations. Im currently looking for:

1.GC/builder for an ADU(also financing)

2. Interior designer for a light rehab, mostly cosmetic updating+ photographer 

3. Landscaper to update the yard

4. Local Investor RE agents with experience in STR/MTR

Also Any advice is greatly appreciated. Thank you and have a wonderful holiday.

I have a great landscaper in Sacramento that does great work and is very budget friendly. Shoot me message and I'll get you the info. 

I also a recommendation for an agent too!

Have you heard of furnish finders? If not it's a great platform to find your future renters.

 Yes! I'm using Furnished Finder for their data and also comparable rent rates every day to underwrite properties on the market.

Is having only one bathroom an issue for MTR?  I'd think that having equivalent Beds and Baths would be ideal for MTRs since a big portion of the lessee pool is roomates, etc.
