Just closed in Belmont — flexible terms made the deal happen

Picked up a property in Belmont last month and wanted to share something that's been working well for us in Dayton when sellers are on the fence.

The seller was ready to move on but needed time to get into her next place. Instead of pushing for a fast vacancy, we let her stay for 30 days post-closing at no cost to her. Deal closed smooth, no drama, and she left the property in great shape because she wasn't rushed out.

A lot of sellers in Dayton — especially in neighborhoods like Belmont, Westwood, and Five Oaks — aren't just motivated by price. They want certainty and flexibility. Adding a post-closing occupancy option has helped us convert deals that would've otherwise stalled.
