Comping a distressed property
I have been comping this property but cannot come up with a good price to offer the seller.
The property is in bad shape and needs a rehab.
Propstream gives the average sale price as 34000 dollars based on nearby comps but the seller wants 17k and the records show that the buyer bought the prroperty for 1.5k. How much do I offer the seller?
