Wholesale question about advertising

I am a beginner in wholesaling and I am looking to lock my first deal in a contract. My question is when I start advertising my deal and reaching out to my buyer's list, do I advertise the original price plus the wholesale fee, or do I say I have this place locked up for this price and it would be the price I'm selling the contract for?

You can just advertise it for the price you acquired it at + assignment fee.

so if you lock it up for 50K and you want a 10K assignment fee, i would advertise it for 63.5k for example......

they may talk you down some so thats what the extra 3.5k is for......but you get the point lol
