Wholesale contract assignment

I put an offer on a piece of vacant land and am listed as the buyer on the contract. The contract was provided by the buyer's agent for the land. In the contract it is listed that a title and escrow company of the seller's choice will be used. Will I still be able to wholesale this land and assign it to a cash buyer?

You're the buyer and the contract was provided by the buyer's agent? Wouldn't that be your agent? 

Assuming you meant to say the seller's agent, it's possible but more difficult. You need to make sure the contract is assignable and make sure the seller's escrow company is familiar with contract assignments and willing and able to do it. 

Another hurdle is if the seller is choosing the closing company, they will likely let the seller know you're assigning it and for how much. This may be a problem for the seller if you aren't being upfront about your intent to wholesale it.
