Investor friendly realtor to provide an end buyer

Hello!  New to the game and I'm working on leads for end buyers. I have a few investor friendly realtors that are interested in looking at any offers I have to pass along to their clients. Is this common practice or should I beware? I realize there are commissions to be paid in this case. What's the average rate?

Nothing out of the ordinary here, if they are buying the deal as investors, then there shouldn't be any fee, or at least I would negotiate. Or if you find a deal for their clients they need to pay you a fee, not the other way around if I am understanding your question correctly.
